One of the main reasons why proper resurfacing garage floors is necessary in the Mountain States is water damage. Snow will get in the garage. It will get in from wind, cars, or foot traffic. When the snow melts water starts to soak into the concrete and work it’s way through cracks. The concrete gets saturated with water and works it’s way to the walls. Eventually the drywall and beams behind the walls starts to get wet. The beams will start to rot, nails will rust, mold starts to grow. Drywall… well it gets moldy and starts to decay.
Meanwhile, as mentioned in another post, Magnesium Chloride, a road de-icer gets tracked in from cars. That begins a rapid death for concrete. Concrete quickly breaks down and begins to spall. Flaking from the decaying concrete will get tracked inside the home. It never ends. It becomes a health issue especially for pets.
As mentioned numerous times most coatings will fail in this environment. Only floors properly prepped, analyzed for contaminents, then resurfaced with “Pure Bred” Polyaspartics can ensure an enduring protective coating.
Many like to ignore the inevitable thinking that it’s just the garage. It doesn’t matter. Well it does matter! Whether your home is $100,000 or a $2 million Brightwater Club residence, you are not immune to water damage. As Steve likes to say “don’t step over dollars to pickup dimes”. Ignoring the garage floor will cost lots later and in Mountain areas that later is frequently within a year.

A clean organized garage adds value to a property, it helps with resale and creates an extension of your home. That part of your property won’t seem dark and gloomy.
